Alle m\u00e6glere havde samme oplysninger om lejlighederne.<\/p>\n\n\n\n<p>Resultatet var markant.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h5 class=\"wp-block-heading\"><strong>Samme bolig med vidt forskellige vurderinger<\/strong><\/h5>\n\n\n\n<p>De fire boliger blev vurderet af seks forskellige m\u00e6glere, og udsvingene var store:<\/p>\n\n\n\n<p><strong>Bolig 1<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Laveste vurdering: 384.000 \u20ac<\/li>\n\n\n\n<li>H\u00f8jeste vurdering: 545.000 \u20ac<\/li>\n\n\n\n<li>Gennemsnit: 448.450 \u20ac<\/li>\n\n\n\n<li>Faktisk salgspris: 529.000 \u20ac<\/li>\n<\/ul>\n\n\n\n<p><strong>Bolig 2<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Laveste vurdering: 320.000 \u20ac<\/li>\n\n\n\n<li>H\u00f8jeste vurdering: 499.000 \u20ac<\/li>\n\n\n\n<li>Gennemsnit: 422.150 \u20ac<\/li>\n\n\n\n<li>Faktisk salgspris: 469.000 \u20ac<\/li>\n<\/ul>\n\n\n\n<p><strong>Bolig 3<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Laveste vurdering: 445.000 \u20ac<\/li>\n\n\n\n<li>H\u00f8jeste vurdering: 624.900 \u20ac<\/li>\n\n\n\n<li>Gennemsnit: 521.150 \u20ac<\/li>\n\n\n\n<li>Faktisk salgspris: 600.000 \u20ac<\/li>\n<\/ul>\n\n\n\n<p><strong>Bolig 4<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Laveste vurdering: 485.000 \u20ac<\/li>\n\n\n\n<li>H\u00f8jeste vurdering: 655.000 \u20ac<\/li>\n\n\n\n<li>Gennemsnit: 579.966 \u20ac<\/li>\n\n\n\n<li>Faktisk salgspris: 629.000 \u20ac<\/li>\n<\/ul>\n\n\n\n<p>F\u00e6lles for alle boligerne er, at de blev solgt v\u00e6sentligt over gennemsnittet af vurderingerne \u2013 og t\u00e6ttere p\u00e5 den h\u00f8je ende.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h5 class=\"wp-block-heading\"><strong>Hvorfor er forskellen s\u00e5 stor?<\/strong><\/h5>\n\n\n\n<p>Der er flere grunde til, at vurderinger kan variere s\u00e5 meget i Berlin.<\/p>\n\n\n\n<p>For det f\u00f8rste arbejder m\u00e6glere med forskellige strategier. Nogle vurderer konservativt for at sikre et hurtigt salg, mens andre arbejder mere aktivt med at skabe eftersp\u00f8rgsel og konkurrence.<\/p>\n\n\n\n<p>For det andet spiller lokalt kendskab en stor rolle. Berlin er ikke \u00e9t marked, og selv sm\u00e5 forskelle i beliggenhed, ejendomstype og stand kan have stor betydning for prisen.<\/p>\n\n\n\n<p>Derudover er der en v\u00e6sentlig forskel p\u00e5 udbudspriser og faktiske salgspriser. Mange vurderinger tager udgangspunkt i det synlige marked, men det afg\u00f8rende er, hvad boliger reelt bliver solgt for.<\/p>\n\n\n\n<p>Endelig spiller selve salgsprocessen en st\u00f8rre rolle, end mange tror. Prisen bliver ikke kun fastsat i starten. Den bliver i h\u00f8j grad skabt undervejs.<\/p>\n\n\n\n<p><\/p>\n\n\n\n<h5 class=\"wp-block-heading\"><strong>Hvad betyder det for dig som s\u00e6lger?<\/strong><\/h5>\n\n\n\n<p>Som boligejer kan forskellen p\u00e5 vurderinger have direkte betydning for dit resultat.<\/p>\n\n\n\n<p>Hvis du v\u00e6lger en vurdering i den lave ende, \u00f8ger du sandsynligheden for et hurtigt salg.
